Most leases in Japan require a "joint guarantor" — usually a Japanese relative. For members of the U.S. military community, this is often a major obstacle. By signing a guarantee entrustment contract with us, a rent guarantee company, you generally no longer need a Japanese joint guarantor. If a rent payment is ever late, we pay the owner on your behalf in accordance with the contract terms.
Our service is for everyone connected to the U.S. Forces in Japan, including Yokota Air Base.
Stationed at Yokota or elsewhere and looking to rent off base.
Civilian personnel working under SOFA status.
Working on base-related contracts and living off base.
Spouses and families renting a home in the local community.
So you can welcome international and military tenants with confidence.
We protect your rental business not only when rent is late, but through move-out and vacating.
"Communicating in English is hard." "What if they suddenly move out because of a PCS?" "Chasing late rent is exhausting." As a rent guarantee company, we address these concerns about accepting international tenants. We communicate with tenants in both English and Japanese, reducing the workload and risk for owners and management companies.
* Our guarantee has no renewal fee. The "renewal fee" in the table refers to the lease renewal fee payable to the landlord.
